Kolkata’s industrial and logistics warehousing stock has crossed 24 million square feet, making it the largest such market in East India, according to a new CBRE report tracking the region’s growing role as a logistics engine for the country.

What does the CBRE report reveal about Kolkata’s leasing momentum?

Titled “Shaping Future Scale: Eastern India as a Vital Engine for Industrial and Logistics Growth,” the report said industrial and logistics take-up in Kolkata reached about 1.8 million square feet in H1 2026, up 69 percent from the previous six-month period. The report attributed this growth to strong occupier demand, sustained infrastructure investment and improving multimodal connectivity across the region.

Which sectors are driving demand in Kolkata’s logistics market?

FMCG leasing surged four-fold year-on-year in H1 2026, led primarily by major food and beverage players expanding their distribution footprint in the region. Third-party logistics players remained the largest driver of overall leasing activity, accounting for 35 percent of cumulative industrial and logistics space take-up in the city since 2020, underscoring the sector’s dominant role in shaping demand.

How much institutional investment has flowed into Kolkata’s logistics sector?

Around USD 170 million has been invested in Kolkata’s industrial and logistics sector between 2020 and H1 2026, reflecting sustained institutional interest in the city’s warehousing market over the period.

What does the supply pipeline look like going forward?

CBRE projected around 3 million square feet of new warehousing supply by H1 2027, with institutional developers expected to deliver roughly 70 percent of this pipeline, pointing to a maturing, professionally managed warehousing market in the city.

How is Eastern India’s broader logistics landscape evolving?

The report noted that Eastern India’s logistics ecosystem is diversifying beyond Kolkata, with Guwahati emerging as a key gateway to the Northeast and Bhubaneswar gaining momentum as an industrial hub. Strong infrastructure push, multimodal connectivity and rising manufacturing activity are expected to support sustained leasing and attract deeper institutional investment across the region going forward.
